Lewisham Retail Park

Lewisham Retail Park delivers a major mixed-use redevelopment in the London Borough of Lewisham, comprising Build-to-Rent, PBSA, co-living, commercial and community spaces across five buildings. Etude acted as Sustainability and Energy Consultants, leading the energy, overheating and building performance strategy from early design stages to planning submission.

The energy strategy adopts a fabric-first approach, embedding high-performance insulation, triple glazing, low air permeability and thermal bridge mitigation to minimise operational energy demand across the masterplan. The development is designed to be fossil fuel free, with heating and hot water provided via centralised air source heat pumps and VRF systems, supported by roof mounted solar PV to maximise on-site renewable generation. The scheme reflects a rigorous and strong interdisciplinary collaboration, embedding sustainability throughout the design.
